Our Process
How does the process work from start to finish?
It starts with a free on-site consultation, where we assess your slab's condition and talk through your goals. From there, we provide a detailed estimate and timeline, complete surface preparation, apply the coating system, and finish with a quality assurance walkthrough once the floor has cured.
How long does installation take?
Most residential garage and basement projects are completed in a single day. Larger commercial or industrial spaces may take 2-3 days depending on square footage and coating system.
How soon can I use the floor after installation?
With our Penntek polyaspartic and polyurea systems, floors are typically ready for light foot traffic within a few hours and full vehicle traffic within 24 hours. Traditional epoxy systems generally need 24-72 hours.
Do I need to be home during installation?
You don't need to be present for the entire job, but we recommend being available at the start for a walkthrough and at the end for the final quality check.
Products & Coatings
What's the difference between Penntek coatings and standard epoxy?
Penntek uses polyurea and polyaspartic technology, which cures significantly faster than traditional epoxy, resists UV yellowing, and tolerates a wider range of temperatures and humidity during installation — an advantage in Oklahoma's variable climate.
Is polyaspartic better than epoxy?
For most garages, yes. Polyaspartic cures faster, resists sun-related yellowing, and handles temperature swings better. Epoxy is generally less expensive upfront but takes longer to install and can amber over time with UV exposure.
Do you offer polished concrete?
Yes. In addition to Penntek coatings, we offer Ashford Formula (a concrete densifier and sealer) and Retroplate concrete polishing for a smooth, glossy finish without a topcoat.
Can I choose the color and finish?
Yes. We offer solid colors, metallic finishes, and decorative flake systems, and can walk you through our chip-color sample library during your consultation.
Are your coatings low-VOC?
Yes. Penntek's formulations are low-VOC, which supports better indoor air quality compared to older, higher-VOC coating systems — particularly relevant for attached garages and finished basements.
Pricing & Financing
How much does a garage floor coating cost?
Pricing depends on square footage, current slab condition, and the coating system selected. We provide a firm, no-obligation quote after your free consultation.
Do you offer financing?
Yes, we offer 0% financing options for qualifying projects. Ask about current terms during your consultation.
Is the consultation really free?
Yes. Every project starts with a free, on-site evaluation and estimate — no obligation to move forward.
Warranty & Maintenance
Do your coatings come with a warranty?
Yes. Select Penntek polyurea installations come with a lifetime warranty. We'll walk you through the specific warranty terms for your project during your consultation.
How do I maintain a coated concrete floor?
Coated floors are low-maintenance — regular sweeping and occasional mopping is typically all that's needed. We provide specific care instructions after your final walkthrough.
Will the coating crack or peel over time?
When properly installed with correct surface preparation — grinding, crack repair, and moisture mitigation — Penntek coatings are designed to resist cracking and delamination for many years. Improper installation or skipped prep steps are the most common causes of premature failure.
Repair, Restoration & Existing Floors
Can you coat over an existing damaged or cracked floor?
In most cases, yes. Cracks are repaired and stabilized, and any old coatings are ground off during surface preparation before the new system is applied. Full slab replacement is only necessary when there's structural damage.
What's the difference between restoration and resurfacing?
Restoration addresses the full condition of the slab — structural repairs, crack filling, and moisture mitigation — before any finish is applied. Resurfacing typically refers to adding a new decorative overlay on top. Most complete projects involve both.
Does moisture affect a basement floor coating?
Yes. Oklahoma's clay-heavy soils hold moisture that can migrate upward through a slab. We test for moisture and apply a vapor barrier when needed before coating, to prevent bubbling, peeling, or delamination down the road.
